Upon instruction, we’ll perform a thorough valuation of your property. During this process, we visit your property, provide market insight with comparable properties, and utilize the latest market data so that you can make the most informed decision possible. Once we decide on a listing price, we’ll arrange for taking professional photos, develop floor plans of your property, and create a well-crafted description. Your property will then be listed on the Toronto Regional Real Estate Board (Multiple Listing Service), Realtor.ca, as well as dozens of social media sites for maximum exposure.
Manage your showings
Showings can be booked by your prospective buyers through our front office, and you can control the times by approving each one. We will send you notification requests (by email or text). Showings will ALWAYS have a licenced Real Estate Agent present. You can request for any additional procedures or safety precautions, please just let us know.
Completing your sale
We present you all offers and completely handle the negotiations. We provide the necessary insight to conditions, price, and deposit so that you get the best offer possible. Once you’ve accepted the offer, it will be with the utmost confidence. The deposit will be held in our trust account and be released only when advised by your lawyer. We work closely with your lawyer to ensure all the required information is readily available. Our Post-Sales support guides you through the conveyancing process and be on hand to assist with any questions.
Commission rate is customized to your service plan
Our commission rate is based on the service options you choose. For example, if you don’t want home staging, why should you pay a full service commission rate? There are many combinations of services we can discuss that you may or may not want. The advantage of being a Boutique Brokerage, is that we can customize a service plan together.
Buying or selling a house without the help of a Realtor
There is a growing trend for people to buy and sell their properties privately, without the help of a Realtor. As a Real Estate Agent, I completely appreciate that buyers and sellers are more sophisticated now than ever before. The amount of information available is vast, so people can do plenty of research on their own, and make informed decisions.
Even in private deals, the importance of a solid contract between the parties is critical. Ideally, you want a contract that protects your interests BEFORE you present the deal to a lawyer. Get it in writing!
